Meeting Minutes:

 

  • Review and approve minutes from June meeting
    • June meeting minutes are approved
    • Delinquent HOA dues
      • Leslie and Doug received two delinquent dues
      • No additional dues were collected via mail
      • Next steps:  Leslie and Doug will make one last visit to the delinquent homes; if no due are collected after this visit, lien proceedings will be initiated
      • Content for newsletter
        • Some articles are collected for the upcoming newsletter, others remain outstanding; please submit articles
        • Goal: to print by the end of July
        • Board agreed that information about the stream updates should be included in the newsletter
        • Stream restoration
          • Action:  Steve will scan the plans and upload the plans to the HOA website (Leslie to provide Steve with the how to upload guide)
          • Recommendation:  to upload the scanned plans to the HOA website; send an e-mail to notify the neighborhood; and create and print flyers for affected homes to provide neighborhood notice of restoration
          • Proposed list of Covenant changes
            • To be discussed in detail for next meeting
            • Sidewalks in Pebble Hill
              • No contractors have been solicited at this time
              • Vickey volunteered to solicit contractors
              • Raccoon and snake issues
                • At this time, no increased/unusual activity to report
                • Recommendation:  continue to monitor raccoon and snake situation
                • Fences
                  • Doug has made an inventory of the fences in the neighborhood
                  • Decision made to hold off on actions concerning fences at this time and discuss the issue in later proceedings if required
                  • Committee reports
                    • Maintenance
                      • Doug collected initial bids for cleaning/clearing the trees by the bridge; he’s continuing to collect more bids to determine the best price.  He has two bids; but he wants to better define the scope of work.
                      • Doug has replaced 1 of 2 flood lights for the Rich Branch sign.  John to get two more photocells for the sign.
                      • HOA repairs made to Pebble Hill Lane mailboxes.  On Pebble Hill Lane, people reported that their mailbox could not be opened.  Post office said that the locks are to be repaired by the HOA.  Doug ordered new lock and keys and replaced the damaged lock.  Doug has extra mailbox locks and key—these extra locks and keys will be placed in the HOA meeting box.  Doug to give keys to Leslie
  • Tot-lot
    • Warning sign for tot-lot is created.  John to call a person who will install a post for the sign.
    • Leslie has identified some independent people who are certified to inspect the safety of the tot-lot.
  • Architectural
    • No reports at this time
    • Remaining old business
      • Discuss possible HOA computer at the next meeting
      • New business
        • Newsletter:  still putting it together articles
